TERMS, CONDITIONS & PRIVACY POLICY.
Acceptance of Terms.
These Terms & Conditions apply to all accommodation bookings made with Blair Aaron Robertson and Sally Ann Riches trading as Oak & Anchor Hotel (“Oak & Anchor Hotel”, “we”, “our” or “us”).
Oak & Anchor Hotel is operated by Blair Aaron Robertson and Sally Ann Riches, who are responsible for the provision of accommodation services, guest bookings, payments, and management of the property.
The premises from which Oak & Anchor Hotel operates are owned by Blair Aaron Robertson and Sally Ann Riches. Ownership of the premises does not alter the guest’s contractual relationship with Oak & Anchor Hotel in relation to accommodation bookings, services provided, payments, or these Terms & Conditions.
Where applicable, liquor licensing matters are managed in accordance with the requirements of the relevant licensing authority.
By making a reservation, providing payment, or staying at Oak & Anchor Hotel, you acknowledge that you have read, understood and agree to be bound by these Terms & Conditions in their entirety.
Oak & Anchor Hotel reserves the right to recover reasonable costs from the booking guest for any breach of these Terms & Conditions, including but not limited to property damage, excessive cleaning, missing items, unauthorised activities, and minibar purchases.
Accommodation Terms & Conditions.
1. BOOKING SIGHT UNSEEN.
Oak & Anchor Hotel accepts no responsibility for any misunderstanding, misconception or assumption made by the booking guest regarding the accommodation.
Every effort is made to ensure photographs, descriptions, facilities and property information are accurate and current.
Guests are encouraged to contact our team prior to making a reservation should they have any questions or require clarification regarding the accommodation.
Please note that all suites feature an open-plan design, including the bathroom facilities.
2. SECURITY BOND.
A valid credit card may be required as security in lieu of a cash bond.
By providing payment details, guests authorise Oak & Anchor Hotel to recover reasonable costs incurred as a result of any breach of these Terms & Conditions.
Charges may include, but are not limited to:
- Damage to property, furniture, fixtures or fittings;
Excessive cleaning;
Minibar purchases;
Lost, damaged or unreturned keys;
Soiled or damaged linen;
Biohazard or vomit cleaning; and
Any other costs reasonably incurred as a result of the guest’s actions.
Minibar items will be charged at the listed menu or bar price. All other charges will reflect the reasonable cost of repair, replacement, cleaning or reinstatement as determined by management.
3. CANCELLATION POLICY.
Reservations cancelled more than 7 days prior to arrival are eligible for a full refund less a $30 administration fee.
Reservations cancelled between 7 and 4 days prior to arrival are eligible for a 50% refund less a $30 administration fee.
Reservations cancelled within 3 days of arrival, including cancellations on the day of arrival or failure to arrive, will incur a charge equal to 100% of the total accommodation tariff.
4. CHECK-IN & CHECK-OUT.
Check-in is available from 3:00 pm on the day of arrival.
Guests will receive check-in instructions approximately two days prior to arrival.
Check-out is required by 11:00 am on the day of departure.
Requests for early check-in or late check-out will be considered where possible but cannot be guaranteed.
Any variation to check-in or check-out times must receive prior approval from management.
Unauthorised early arrival or late departure may incur a charge of $50 per hour at management’s discretion.
5. RESERVATIONS.
Reservations may be made through the Oak & Anchor Hotel website www.oakandanchorhotel.com, email: accommodation@oakandanchorhotel.com, telephone 03 4508 4206 or approved third-party booking platforms.
All bookings are accepted subject to availability at the time of confirmation.
While every effort is made to prevent errors, Oak & Anchor Hotel reserves the right to amend or cancel a reservation in the unlikely event of a booking error, system error or double booking.
Where possible, reasonable efforts will be made to consult with the guest and provide a suitable alternative arrangement. If no suitable alternative can be provided, a full refund will be issued.
6. GUEST KEYS.
Guests are responsible for all keys provided during their stay.
Lost, damaged or unreturned keys will be charged at the reasonable cost of replacement or repair.
7. NOISE & GUEST BEHAVIOUR.
Quiet hours apply between 9:00 pm and 7.00 am to protect the comfort of guests and neighbouring properties.
Excessive noise, disruptive behaviour or failure to comply with reasonable requests from management may result in immediate termination of the reservation without refund.
8. OCCUPANCY.
Each suite accommodates a maximum of two adults.
Selected suites may accommodate one child under the age of 18 years with the addition of a rollaway bed or cot, subject to availability.
The maximum number of children permitted per suite is one.
An additional child charge of $50 per night applies.
Requests for additional bedding must be made prior to arrival and are subject to approval.
9. PAYMENT POLICY.
Payments may be made via Visa or Mastercard.
All credit card transactions incur a 1.5% merchant processing fee.
A 50% deposit is required at the time of booking to confirm a reservation.
The remaining balance is payable seven days prior to arrival.
GIFT CARDS.
Only gift cards purchased on or after 1 July 2026 are valid for use at Oak & Anchor Hotel.
Gift cards may only be redeemed for direct bookings made with Oak & Anchor Hotel.
To redeem a physical or online gift card, guests must provide the gift card code in their booking notes or contact Oak & Anchor Hotel prior to arrival.
Physical gift cards must be photographed and provided prior to arrival and surrendered at check-in.

10. LIABILITY.
To the fullest extent permitted by law, Oak & Anchor Hotel accepts no liability for loss, damage, injury, expense or claim arising from:
- Use of the accommodation;
Actions or omissions of guests or visitors;
Consumption of food or beverages;
Personal belongings brought onto the premises; or
Circumstances outside the reasonable control of Oak & Anchor Hotel.
Guests occupy and use the premises at their own risk.
11. DAMAGE TO PROPERTY.
Guests are responsible for any loss, damage or excessive wear caused to accommodation, furnishings, fixtures, fittings or hotel property during their stay.
Oak & Anchor Hotel reserves the right to recover reasonable costs associated with repair, replacement, cleaning or reinstatement.
Guests must notify management as soon as reasonably possible if accidental damage occurs.
12. SMOKING & VAPING.
Oak & Anchor Hotel is a strictly non-smoking and non-vaping property.
Smoking, vaping or use of e-cigarettes is prohibited within guest suites, indoor areas and any other restricted areas.
Evidence of smoking or vaping may result in additional cleaning, deodorising, repair or alarm-related charges being applied to the booking guest.
13. PETS.
Pets are not permitted at Oak & Anchor Hotel.
This restriction does not apply to accredited assistance animals recognised under Australian legislation.
Unauthorised pets may result in termination of the reservation without refund and additional cleaning charges.
14. VISITOR POLICY.
Only registered guests may occupy accommodation overnight unless prior approval has been provided by management.
Visitors must comply with all Oak & Anchor Hotel policies, including noise requirements.
The booking guest accepts responsibility for the conduct of all occupants and visitors associated with their reservation.
15. CHILDREN.
Children must be supervised by a responsible adult at all times while on the property.
Parents and guardians accept responsibility for the safety, behaviour and actions of children in their care.
Guests should consider the boutique design and open-plan layout of some suites when determining whether the accommodation is suitable for young children.
16. FORCE MAJEURE.
Oak & Anchor Hotel will not be liable for failure or delay in providing accommodation services where such failure or delay results from circumstances beyond reasonable control.
Such circumstances may include:
- Natural disasters;
Severe weather events;
Fire or flood;
Government restrictions or directions;
Public health emergencies;
Utility failures;
Industrial disputes;
Civil unrest; or
Other events beyond reasonable control.
Where affected by such circumstances, Oak & Anchor Hotel will make reasonable efforts to assist guests with alternative arrangements where possible.
17. AUSTRALIAN CONSUMER LAW.
Nothing in these Terms & Conditions excludes, restricts or modifies any rights, remedies or consumer guarantees available under the Competition and Consumer Act 2010 (Cth), including the Australian Consumer Law.
18. GOVERNING LAW.
These Terms & Conditions are governed by the laws of Victoria, Australia.
Any dispute arising from these Terms & Conditions or use of the accommodation will be subject to the jurisdiction of the courts of Victoria.
19. GENERAL CONDITIONS.
Oak & Anchor Hotel is committed to providing a safe, comfortable and enjoyable environment for all guests.
Oak & Anchor Hotel reserves the right to refuse service, decline check-in, or require a guest or visitor to leave the premises without refund where a person:
- Breaches these Terms & Conditions;
Engages in unlawful, threatening, abusive or inappropriate behaviour;
Causes excessive disturbance;
Damages or threatens to damage property;
Exceeds the maximum permitted occupancy;
Brings an unauthorised pet onto the premises; or
Creates a risk to the safety, comfort or wellbeing of guests, staff or the property.
The booking guest is responsible for all occupants and visitors associated with their reservation.
Oak & Anchor Hotel reserves the right to amend these Terms & Conditions from time to time. The Terms & Conditions applicable at the time of booking will apply to that reservation.
If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
Failure by Oak & Anchor Hotel to enforce any provision does not constitute a waiver of any rights.
These Terms & Conditions represent the entire agreement between Oak & Anchor Hotel and the booking guest regarding the accommodation reservation.
PRIVACY POLICY.
Oak & Anchor Hotel respects your privacy and is committed to protecting your personal information.
Information collected during the booking process is used to manage reservations, process payments, communicate with guests, provide accommodation services and comply with legal obligations.
Personal information will not be sold or disclosed to third parties except where required by law or where necessary to provide services associated with your booking.
By making a reservation, you consent to the collection, use and storage of your personal information in accordance with this Privacy Policy.
